Many of us have a vision of how we want our home renovation to turn out, and we have developed a rough budget for the work and a timeline that we believe will be achievable. However, as soon as we begin demolition, we discover that the original scope of work was severely underestimated, and so too was the amount of waste that would be generated by the renovation.

Waste generation is an unavoidable aspect of any home renovation project. Every renovation generates waste (old fixtures, damaged materials, etc.). Much of the waste is easily identifiable and therefore easily accounted for. However, many of the problems associated with waste occur after the renovation has begun and are difficult to identify prior to the commencement of demolition.

A good example of this type of problem is old insulation. Homeowners generally recognize that they will replace some of the insulation in their home during a major renovation; however, they do not realize that the act of demolishing one portion of the house may reveal similar insulation-related problems in other portions of the house. As a result, what began as simply updating the bathroom ceiling and surrounding walls could ultimately grow into a full-scale insulation replacement project. While hardwood floors are theoretically recyclable, old finishes and adhesives can make recycling more complicated than initially thought.

Finally, the packaging associated with the purchase of new renovation materials adds yet another layer of complexity. Today’s appliances are surrounded by layers of plastic, cardboard and protective covering, cabinets arrive with extensive packaging, and renovation materials generate cardboard, plastic wrap and protective covering that can quickly overwhelm the capacity of a homeowner’s trash containers. Different types of waste require different disposal methods, and finding the time to manage all of the different types of waste, as well as manage the contractors, deliveries and day-to-day demands of daily life can be overwhelming.

Household waste bins cannot hold the volume of waste produced during a renovation project. Council services typically do not pick up renovation materials, and many items cannot be placed in the standard household waste stream. As a result, homeowners find themselves attempting to arrange for multiple types of waste disposal methods, which can disrupt the timeline of their renovation project.

The transportation of waste is another logistical challenge that homeowners often fail to consider. Most homeowners do not have access to vehicles that are capable of carrying large amounts of waste or heavy materials. Making numerous trips to different disposal locations eats into the time and energy that should be devoted to completing the renovation project.

Access issues can also present logistical challenges. Frequently, waste must be transported from areas where regular waste collection trucks cannot enter, such as upper floors, narrow corridors and restricted parking. These challenges can add to the complexity of the waste management process and were not anticipated in the original planning stages.

The True Costs of Waste Management

The true cost of managing waste goes beyond the cost of disposal. Time spent on waste management reduces the time available for the renovation work itself. Extended timelines caused by delays in waste management can also cause costs to skyrocket due to prolonged contractor labor, rental equipment, and temporary accommodations.

It may appear that hiring a professional waste management company is expensive compared to taking a "do-it-yourself" approach to waste management. However, the comparison becomes more favorable when considering the time and expense of transporting the waste, making multiple trips to disposal sites and paying multiple disposal fees.

Solutions that streamline the disposal of a variety of waste materials and simplify both the logistics and budgeting of waste management are particularly important to renovators who deal with a variety of waste materials.

In addition to providing a solution to waste management, emergency disposal services can add additional expense to the renovation budget. When a homeowner’s renovation timeline is compressed due to contractor scheduling, unexpected discoveries, or other factors, emergency waste removal may be required. The premium price charged for emergency services can significantly increase the renovation budget.

Developing a Plan for Managing Waste

To successfully manage the waste generated by a home renovation project, a homeowner must develop realistic expectations regarding the volume of waste that will be generated during the project. A good rule of thumb is to estimate that the total volume of waste generated will be 30-50% greater than the initial estimate.

Prior to commencing renovation activities, a pre-renovation inspection of the property can assist in identifying potential waste issues. A professional inspection can determine whether asbestos, lead-based paint, or other materials exist that will require special handling. By knowing what potential issues exist, a homeowner can develop a realistic budget and timeline for the project.

Dividing waste removal tasks into phases that correspond with the various stages of the renovation project can also facilitate the disposal of waste. This approach minimizes the accumulation of waste, which can quickly become overwhelming. It also facilitates communication between the homeowner, contractors and disposal companies.
